What can I use Grey Rooms for?
Grey Rooms can be used for a variety of non-accommodation purposes such as hosting conferences, meetings, wedding venues, parking management, or as a waiting list space.
Are Grey Rooms included in my RoomRaccoon account?
Yes — you can create and use Grey Rooms in your account. However, if you’d like to monetise a Grey Room (for example, by issuing invoices from it), you’ll need to activate it in your subscription.
Under the new policy, Grey Rooms are no longer free to invoice from. The previous soft allowance of 4 invoices per month has been replaced with a hard limit of 0.
When are Grey Rooms billed in my subscription?
Grey Rooms that you monetise (use to issue invoices) are billed at 40% of your active tier’s unit price. If you do not invoice from a Grey Room, it remains free and will not count towards your subscription billing.
How do I know which rooms are Grey Rooms?
Grey Rooms appear greyed out on your calendar, making them easy to identify. These rooms are not bookable for accommodation and do not appear on your Booking Engine.
Can I create and send invoices from Grey Rooms?
Yes. You can issue invoices from a Grey Room. However, since the update, any invoicing activity from a Grey Room automatically counts as monetisation and will be billed at the 40% Grey Unit rate.

Do Grey Rooms affect my occupancy?
No. Grey Rooms are not bookable by guests and do not affect your property’s occupancy rate or availability. They function as internal spaces within your PMS for operational use.
What is the difference between a White Room and a Grey Room?
In your RoomRaccoon calendar, you’ll see two types of room slots:
White room: A bookable room available for guests. These represent active accommodation units.
Grey room: A non-bookable room for internal or event use. Can be monetised if you choose to issue invoices. Does not affect occupancy.
