How to create/update a listing with Airbnb Connect (Beta)

Would you like to link your Airbnb listings to RoomRaccoon?
Full integration is possible by following the below steps.

Connect to Airbnb

Step 1: Click on the “Marketplace” module on the left of the screen and navigate to the Connectivities tab.

Step 2: Under available connections, click on the “Booking Channel” tab and select Airbnb by clicking on the green “+” icon.

Step 3: You will be redirected to Airbnb and will be required to log in to your Airbnb account.

Step 4: Once you have agreed to the terms you will be redirected back to your RoomRaccoon account.

Step 5: Open the Airbnb connection by clicking on the green pencil icon.

Step 6: Map the listing

Choose the listing you want to start with and click on "Connect listing":

You will be directed to the "Connect" tab where you will select the RoomRaccoon category you would like to link to this listing as well as the synchronisation flow you would like to use:

Choosing Your Airbnb Sync Flow

When connecting your Airbnb account in RoomRaccoon, you can choose between two different sync flows:

1. Rates & Availability Only
If you select this option, RoomRaccoon will only sync your rates and availability to Airbnb. You will need to manage all other listing details (such as photos, descriptions, and amenities) directly in your Airbnb account.

2. Content + Rates & Availability
With this option, RoomRaccoon will sync your rates and availability as well as the content of your listing (photos and descriptions) from the “My Property” module. Once synced, you will be able to edit your Airbnb listing content directly in RoomRaccoon.

Note: Other listing details, such as amenities and policies, will still need to be managed in Airbnb unless RoomRaccoon provides dedicated fields for them.

Step 7: Proceed to Pricing

Once you have selected your preferred sync flow, click “Connect and Continue” to move on to the Pricing tab. Here, you can configure how your rates are sent to Airbnb.

Rates and Availability Only flow:

Choose the base rate (in most cases 1P Airbnb rate plan with a surcharge and total occupancy added)

Once completed you will get a summary overview of the rate and discount set up applied at the bottom of the page:

Because RoomRaccoon is only synchronising rates and availability to Airbnb, you will be directed to the publish page where you can complete the connection for that category by clicking on “Publish this listing on Airbnb”:

The listing will then update to show that it is now listed on Airbnb:

You can access additional options such as ‘edit listing’ by clicking on the three dots on the right hand side of the category.

Content + Rates & Availability Flow:

Once completed you will get a summary overview of the rate and discount set up applied at the bottom of the page:

Click on "Continue" to move on to the "Content" tab.

Here you will complete your property information. The Listing name, description and photos will be automatically completed with the information you have entered in the "My Property" module for the category you are connecting. You are able to edit these fields and you are also able to "Reset" them back to the default information in the "My Property" icon.
Once completed you will be directed to the "Policies" tab where you can set the preferences for the listing:
Should children or infants not be suitable for the listing, Airbnb requires you to provide a reason:
On the policies page there is also a section to complete your details as the Airbnb Host. Most of this will be completed by what you have filled in your "Settings" module in RoomRaccoon. You are able to edit these details if need be. The Permit or Tax ID is only mandatory for some regions.
The final step before publishing your listing is the "Guest info" tab. Here you can add the information relevant to the guest before and after they have made their booking:
Clicking on "Continue" will take you to the final page where you can publish your listing:

The listing will then update to show that it is now listed on Airbnb:

You can access additional options such as "Edit Listing" by clicking on the three dots on the right hand side of the category.

Good to know:

As you progress through the steps your data is saved so if you are unable to publish the listing or if your connection is interrupted then the last information that was saved will still be available when you go back to the listing.
