What is RaccoonRev?
RaccoonRev is RoomRaccoon's built-in rate shopper, giving hoteliers a competitive edge by tracking real-time rates from your competitors. It can enhance Dynamic Pricing by providing insights into how your pricing stacks up against your top three competitors for the next 30 days.
Use it to:
Optimize your pricing strategy
Respond to local demand surges or dips
Identify availability gaps in your compset
Automatically trigger Dynamic Pricing rule adjustments
RaccoonRev only pulls and compares BAR (Best Available Rate) — specifically the lowest average rate across available rate plans. It’s not comparing apples to apples across cancellation policies, breakfast inclusions, or extras.
RaccoonRev is not a full-blown revenue management system — it’s a competitive snapshot. It gives you real-time visibility into how your selected competitors are pricing their lowest rates across the next 30 days.
Using the Channel Manager to update your rates
Once you have created your rate in the My Property module in RoomRaccoon and mapped them to the appropriate channels (such as OTAs or your direct booking engine), you will use the Channel Manager to adjust your rates as needed.
There are three ways to adjust your rates in the RoomRaccoon Channel Manager:
1. Bulk Rate Update Tool
The bulk rate update tool can be accessed using the pencil icon in the Channel Manager. This feature allows you to:
Update all rate plans for all room categories
Adjust all rates for a specific room category
Apply percentage-based or fixed-amount changes to selected rates
Open or close availability for check-in or check-out across multiple dates
Stop sell or re-open selected dates across your rate plan(s).
This method is commonly used for seasonal updates, event-based pricing adjustments, or general rate maintenance.
2. Manual “One-click” rate changes
You can manually update individual rates in the Channel Manager by turning off the sync toggle. This allows you to:
Click into a specific rate block to adjust the rate for that day
Open or close availability for check-in or check-out per day
Set minimum and maximum stay dates for an individual rate plan per day
Once changes are made, activating the sync toggle back on will push the updated rates to all mapped channels
This method is typically used for ad-hoc changes, last-minute adjustments, or fine-tuning specific dates. See what this looks like below:
3. Automated rate adjustments using dynamic pricing rules
RoomRaccoon’s dynamic pricing engine allows you to set rule-based rate changes based on defined conditions, including:
Overall or category-based property occupancy levels
Lead time before guest arrival
Specific date ranges or days of the week
RaccoonRev can enhance these rules by adding competitor-based conditions, such as:
Competitor average price adjustments (average increase or decrease or sellouts)
Competitor sell-out status (one competitor is sold out, or all competitors are sold out)
With the addition of the RaccoonRev upgrade, conditions can be set that allow you to configure automatic responses based on both internal and external market data.
Note: You cannot account for specific competitor price increases or decreases. Rules can only be configured according to average price adjustments (average increase or average decrease).
How to read the RaccoonRev table
Each date in the calendar displays a rate comparison tile that reflects how your rates compare to your competitors’ BAR (Best Available Rate) pulled from Booking.com’s mobile rates.
Note: Your chosen competitor needs to use Booking.com to pull data to the RaccoonRev dashboard.
